What does a private estate cost per night?
Whole-property, all-staff inclusive. A 10-bedroom Phuket compound runs USD 8,000–14,000 per night; an 18-bedroom flagship with twin pools sits at USD 18,000–35,000. Three-night minimum is standard.
Can we play music late and bring guests in?
Yes — that’s why these estates exist. Soundproofed entertainment pavilions, walled perimeters, no shared boundary. Lara confirms the specific property’s noise window and external-guest policy with the owner before you commit.
Phuket, Samui, or near Bangkok — what’s the difference?
Phuket for the largest fleet of estates and the closest to the marina + nightlife. Samui for quieter compounds with bigger sea-view land. Bangkok outskirts (45 minutes out) for crews who want to commute into the clubs at night.
Will anyone know we’re there?
